Adele Duffy, Operations Manager
Ms. Duffy plays an integral part in the development and growth of Lightning Commercial Funding, Inc. Her vast experience in the fields of development, finance and accounting are a natural fit. Her continuing education in both real estate and financing keeps her on the cutting edge and helps to nurture her creative outlook.
Ms. Duffy is a graduate of the University of Albuquerque and holds a Bachelor of Business Administration, Accounting. She has held progressive positions with National and Regional Developers and Contractors, serving primarily as VP Controller and EVP Finance. Her diverse accounting background includes land acquisition and development, residential and commercial construction, property management and capital expenditures while her financing abilities involve the various means of financing these functions.
In broadening her finance and accounting skills, Ms. Duffy was an active participant in the S-1 Registration Statement filing process culminating in the issuance of $50,000,000 Senior Notes and the subsequent SEC Reporting requirements. She has secured interim and equity financing for acquisitions, construction and take-out financing in addition to obtaining financing for capital expenditures.
As Operations Manager, Ms. Duffy will oversee the inner workings of the company on a day-to-day basis. Her finance and development background will enable a structured forum for our growing force of loan originators. Her technical knowledge and understanding of the field will be utilized in serving as liaison within the Finance Community.

M. Joseph Wahnish, Loan Originator
Mr. Wahnish brings a proven, results driven business and technical operations background to the Lightning Commercial Funding Team. In a leadership capacity Mr. Wahnish was responsible for
successful structuring, staffing and operations of both small (ADSC, VP of Operations, $7.5M sales,
2003) and large business enterprises (Martin Marietta Corp, Program Manager, $9.4B sales,1993). His
ability to understand and relate to a client’s requirements and produce a quality product continue to be
the basis of his success.
Mr. Wahnish has an extensive successful record in the development and implementation of growth
programs for a broad range of businesses. This experience will make him a valuable asset in securing
capital for your business expansion plans, which may contain facility and equipment requirements and

Christy Bensch, Loan Originator
Ms. Bensch’s personalized approach to long term client relationships and her commitment to helping
others realize their business dreams, makes her an invaluable asset to Lightning Commercial Funding.
At her previous position with a major land developer, Ms. Bensch learned the internal intricacies of
coordinating both the financial and the Real Estate development aspects of a transaction. This unique
combination of experience gives her the ability to offer clients both the “back office” as well as the
forward planning essentials of a project. Ms. Bensch’s background includes advertising,marketing and
business administration, each of which, helped her refine and utilize her exceptional organizational skills.
Her attention to detail and her many years working the financial end for major building corporations
gives her a keen sense of monetary need and cash flow. Ms. Bensch will handle your loan package with
the same efficiency and professionalism that has been her trademark throughout her career.

Park Maguire, Senior Loan Originator
Mr. Maguire’s personal experience includes being an independent businessman since 1986 and a Real
Estate Investor since 1988. Mr. Maguire has been involved with finance starting with his own business
in 1986 graduating to Corporate Finance in 2000. He has received 5 awards as a Financial Analyst
while working at IBM, and worked in Guided Missile Systems for the U.S. Navy before his honorable
discharge in 1993. Mr. Maguire has a BS in Business Administration with additional coursework in
finance, and an Option in MIS. In addition, Mr. Maguire is a martial artist with a Phase 2 Instructorship
in Jeet Kune Do and is currently working towards achieving a Full Instructorship. Because of his well
rounded professional experience he will structure and present your loan package in the strongest manner
possible.

Tim Kuruzar, Loan Originator
Mr. Kuruzar, a native of South Bend, Indiana, graduated from the Kelley School of Business of Indiana University, earning a Bachelor of Science, Finance with a Minor in Psychology. He began his carrier in the financial services industry in 2002 with Northwestern Mutual Financial Services. There he was recognized as the Top Producing First Year Agent in Indiana. He relocated to San Diego in 2005.
Mr. Kuruzar comes to us from Ranch and Coast Investments, LLC, where he served as the Banking Specialist. His focus on developing quality relationships with local and national financial institutions will yield instrumental results for client and company alike.

David Padilla, Loan Originator
David Padilla brings to Lightning Commercial Funding, Inc. his vast knowledge of the real estate
mortgage business, as well as understanding the sales process by treating his clients with utmost
professionalism and courtesy at all times. Mr. Padilla’s goal was to help his clients achieve the All
American Dream of owning their home. At his last position, he held the title of Manager and Loan
Officer, where he helped facilitate the growth of his company and taught many account representatives
how they, too, could achieve their goals and aspirations within the mortgage business.Working daily
with the other account representatives he was able to grow the company from a mere start up to a
successful mortgage brokerage business in the San Diego area.
Mr. Padilla’s primary role within Lightning Commercial Funding, Inc. is to grow the company by
working daily with clients as well as motivating and training our ever expanding Loan Originators.

In 1994 Mr. Friedman was licensed as a Realtor specializing in land
sales and financing. As part of his continuing education, in 1995 he
earned his GRI (Graduate, Realtor Institute). During his tenure with
M.L. Stern and Co, Mr. Friedman held the position of Senior Investment
Banking Manager. His responsibilities included the structuring, analysis
and underwriting of tax exempt municipal bonds and leases on behalf
of public agencies and private issuers. In 1998 Mr. Friedman formed
Lightning Development Group, in order to better serve the project
financing needs of the developer. As consultant to the developer, Mr.
Friedman provides the expertise needed to utilize the various public
financing mechanisms available for the funding of infrastructure.
