Our office becomes an integral member of the team to get you the highest return on your investment, as a member of your team we act as the Chief Financial Officer (CFO) for the transaction.  The Brokers represents the parties, we represent the deal.

The deal must be structured so that the transaction can stand on its own and be an investment that can obtain bank financing.

We work with the buyer, seller, and their respective professional consultants to prepare all documents for the financing process.

For the purchase of a Business and a requested Small Business Loan we do the following:

  • Work with you to create a resume that sells you to the lender.
  • Work with you to create a financial pro-forma that accurately reflects the new business opportunity’s projected cash flows.
  • Work with you to create a marketing plan that clearly demonstrates how you can grow your business.
  • Work with you to create a business plan, included with our newest book GET Your Loan Closed Basic Toolkit.
  • Pre-Underwrite the entire package before anyone gets an official look at the loan package.
  • Work with both buyer and seller to create the most advantageous financing that benefits all the parties to the transaction.
  • Work with the bank to ensure they have all the requisite documentation needed to underwrite the deal.
  • Work with Escrow to ensure a successful and timely closing

For the purchase of an Investment Property and a Real Estate Loan we do the following:

  •  Review all sellers’ documentation in order to determine financing
    feasibility
  • Reconstruct the Sellers Financials to determine the real net operating income of the property.
  • Perform a complete rent roll analysis
  • Determine the expected Return on Investment for the purchaser
  • Pre-underwrite the entire transaction.
  • Effectively market the property to various local and regional lenders in order to be able to offer the most competitive program that meets the needs of the borrower.
  • Work with both buyer and seller to create the most advantageous financing that benefits all the parties to the transaction.
  • Work with the bank to ensure they have all the requisite documentation needed to underwrite the deal.
  • Work with Escrow to ensure a successful and timely closing.
